We invest in property.
We built this course because we wish it had existed when we started.
Property Peers is taught by Andy Rowlands and Matt Jones — both active investors, both directors at Lona Financial. Between us, we've worked through every stage of this journey: the questions, the false starts, and eventually the deals that worked. This course is what we'd hand to our younger selves.

Property Investor
I’ve been investing in property for nearly 10 years, across buy-to-let, HMOs, commercial conversions, and flips. The portfolio now spans 15 properties but I remember exactly what it felt like to know nothing.
Working in construction for over 15 years I could see there was money to be made in property. Every builder is looking to find an investor to work for, but i decided to become that investor. My team now only works on my projects.
I spent months trying to piece together reliable information from YouTube videos, forums, and books that contradicted each other. I bought my first property with gaps in my knowledge I didn’t know I had. This course exists to fill those gaps before someone makes an expensive mistake.
At Lona Financial, I work with property investors every day helping them structure finance for their first deal and their twentieth. I teach here because understanding investing makes for better clients and, more importantly, better outcomes for them.

15+ years brokering property deals
I’ve been a specialist mortgage broker for over 15 years, which means I’ve seen almost every way a property purchase can succeed and fall apart. I came to investing myself in 2020, starting with HMOs and moving into commercial conversions.
The advantage of coming to it later was perspective. I’d spent years seeing what investors got wrong before they found us. The course covers a lot of what I wish my earliest clients had known not just how to find a property, but how to make it financially viable from day one.
Investment mortgages are genuinely complicated, and the industry doesn’t always make them easier to understand. I cover the finance side of the course without the usual fog.
20 + Properties in the portfolio

Why is this course free?
The honest answer.
The short version: Lona Financial pays for it.
The longer version: we believe that educated investors make better decisions and that the knowledge should come before the sales conversation, not after it.
Every person who invests in property needs finance at some point. A mortgage broker who has spent time helping you understand investing before you've even asked about rates starts from a completely different place. You trust the advice. We understand your situation. It works better for everyone.
We don't hold anything back to create a paid upsell. There's no premium tier waiting behind a paywall. The course is the course built by people who do this themselves, funded by a business that benefits when investors succeed.
If you ever want to talk through the finance side of a purchase or a portfolio, we're Lona Financial. But that conversation happens when you're ready, not before.
What We Stand For
-
Clarity over hype
Property investing attracts a lot of noise — "passive income," "replace your salary in 12 months." We skip all of that. What you'll find here is the straightforward version of how this actually works. -
Practical strategies over theory
Every module is built around things we do ourselves. We teach strategies because we've used them, not because they make for a tidy slide deck. -
Education before selling
We're mortgage brokers. You'll find out in the first five minutes. But our job here is to give you knowledge, what you do with it after is entirely up to you. -
Long-term thinking over shortcuts
The deals that hold up are the ones that were analysed properly at the start. We spend a lot of time on the fundamentals because they matter every time - deal one and deal twenty.
